Role: Commercial Manager – Major Projects

Located: Sunbury-upon-Thames or London (hybrid working arrangement is available)

Salary: Highly competitive, plus bonus and benefits

The Commercial Manager within Yorktel-Kinly’s Major Projects team is responsible for supporting the successful commercial delivery of large-scale AV projects, including those delivered under JCT contracts and Main Contractor-led programmes. This role ensures robust commercial governance across all phases of the project lifecycle, with a focus on change management, monthly valuations, cost control, and compliance with contractual obligations.

Working closely with the Major Projects PMO Lead and Senior Project Managers within the major projects team, the Commercial Manager will act as the key point of contact for all commercial matters, ensuring accurate forecasting, timely invoicing, effective management of variations and change orders in close coordination with the team and final account negotiation. The role requires strong attention to detail, proactive communication, and the ability to collaborate with internal teams and external stakeholders to maintain financial integrity and support project success.

Key Responsibilities:

Commercial Governance & Reporting

  • Manage and maintain commercial trackers for all Major Projects, ensuring accuracy and timely updates

  • Prepare and submit monthly valuations in line with JCT and contractual requirements

  • Support revenue recognition, forecasting, and cost-to-complete reporting for the Major Projects portfolio

  • Assist with preparation of commercial reports for internal stakeholders and client meetings

 

Change Management

  • Administer and track all change requests, variations, and associated documentation

  • Ensure compliance with contractual processes for change control and maintain auditable records

  • Liaise with Senior Project Managers to validate scope changes and assess commercial impact

 

Contractual Compliance

  • Review and interpret JCT and other contractual terms to ensure adherence throughout project delivery

  • Support the PMO Lead and Senior PMs in managing risk and resolving commercial issues

 

Financial Administration

  • Coordinate invoicing schedules and assist with accounts receivable follow-up

  • Maintain accurate records of purchase orders, subcontractor agreements, and supplier invoices

  • Support cash flow management and provide input into monthly financial reviews

 

Collaboration & Communication

  • Work closely with the Major Projects PMO Lead and Senior PMs to ensure alignment on commercial priorities

  • Communicate effectively with clients, main contractors, and consultants on commercial matters

  • Participate in project review meetings and provide commercial updates as required

 

Skills & Experience:

  • Strong understanding of JCT contracts and commercial processes within construction/AV projects, desirable

  • Excellent organisational skills with attention to detail and accuracy

  • Ability to manage multiple priorities and deadlines in a fast-paced environment

  • Proficient in Microsoft Suite (Excel, Word, Outlook, Teams); experience with Procore and ServiceNow desirable

  • Strong communication and negotiation skills

  • Previous experience in a commercial or quantity surveying role within AV, construction, or related industry

  • Knowledge of cost control, valuations, and change management processes.
